Housing SEPP and Apartment Design Guide

New South Wales

2 hrsdirect sunlight, 9am to 3pm
70%of apartments must qualify
21 Junwinter solstice reference date
  • At least 70% of apartments receive two hours of direct sunlight between 9am and 3pm on 21 June
  • Hours calculated to the precision required for an IFC model solar analysis
  • Results presented in a clear compliance report for councils and design teams

Residential Design Codes (R-Codes)

Western Australia

  • Developments must demonstrate solar access to living areas and open space
  • Developments must not unreasonably overshadow neighbouring properties
  • Same IFC based method and the same report format as NSW projects

Assessed on a whole-of-project basis. Solar access compliance under the Housing SEPP/ADG and R-Codes is assessed across the whole project, so a partial simulation (for example, a single apartment or level) would not satisfy planning requirements.
